How MLSListings Works?

How MLSListings Works

You might be asking yourself “what exactly is the MLS, how does it work, and how is MLSListings different from other real estate websites?” Well, here is a quick snapshot of what we do.

What is an MLS?

MLS is short for "Multiple Listing Service". An MLS is a complex database of listings entered directly by Real Estate Professional and acts as a trading platform to buy and sell properties. When a property is on the market for sale it is added to the database and tracked through the sales transaction cycle - for example, when an offer is accepted by the seller and the property closes escrow (known as a "status change.")  All this information provides a real-time data base for Real Estate Professionals to know precisely when a property is available for sale at any given moment, when a property sells and for what price.  Interestingly, the MLS provides the very data that feeds sites like Zillow, Trulia, and

How does work? is a public website that anyone can use to find solutions and answers for all their real estate questions and needs. On this site you can ‘Meet an Agent’, track their past and current sales, or find homes currently for sale or rent in the Greater Bay Area. By using you can expect to find the most accurate and up to date information. The MLSListings database of homes is maintained by agents and will always have the latest information about homes that are available for sale or rent in the Greater Bay Area. The information on the MLSListing website is updated every five minutes.

What else does MLSListings do?

In addition to being the place where brokers and agents list and search for properties, MLSListings is able to use the data collected to create reports about the overall real estate market in the Greater Bay Area. Our Real Estate and Housing Update is published monthly and uses this Information to show year-over-year and month-over-month trends in the market. All the data used for these reports is pure data from real estate professionals in the area, not just a few here and there. If you have questions about where the market is going and if it’s a good time to buy or sell, these reports can help you make a decision.

How is different from other real estate websites?

In a phrase, WE ARE ACCURATE! This site is the data source for all real estate listings in northern California. Our site updates every 5 minutes and we always have the most accurate data based on agent input. Other websites may only have 10 percent of MLS data because they do not facilitate broker cooperation. In addition other websites may have data that is old and not accurate. We get our information straight from the agents for the counties of Monterey, San Benito, San Mateo, Santa Clara, Santa Cruz and parts of the Central Valley.

We facilitate cooperation between brokers (which means brokers share their listings) and when there is a listing for sale, agents enter it into the MLS for the sale cycle. You might like to ‘Meet an Agent’ to help you list your home or search for your next one. Or, you can use our ‘Meeting Place’ to ask a question, and it will be answered by a real estate professional.
